The Lake Terrace Property Owners Association and the Lake Oaks Civic Association have asked the City of New Orleans for a zoning change to our two neighborhoods. Currently we are zoned S-RS (Suburban Single-Family Residential). We are asking to rezone all residential plots zoning to match that of Lakeshore and Lake Vista, the other two neighborhoods that were built and fall underneath purview of the Lakefront Management Authority (LMA), previously known as the Orleans Levee Board. Their zoning is S-LRS2 which is Lake Vista and Lakeshore Single-Family Residential District, this ensures that all LMA requirements are met before the City of New Orleans is allowed to issue any residential permits in these areas. Lake Terrace and Lake Oaks have these requirements as well, but they are missed many times due to our current zoning.
The boundaries of the areas to be changed are Lake Terrace (bounded by Lake Pontchartrain, the London Avenue Outfall Canal, Allen Toussaint Boulevard, and Bayou St. John) and Lake Oaks (bounded by New York, Elysian Fields Avenue, Lake Oaks Parkway, and Music Street).
Because you are a neighbor, we are inviting you to a meeting where you can learn more about this proposed change, ask questions, and raise any concerns. The City Council has heard our request and has asked for a Neighborhood Participation Program (NPP) before our application can be submitted to the City Planning Commission.
